Construction management in Santa Cruz

Making sure the marine-grade specification gets built

Salt air is the governing specification driver around Tamarindo, Playa Langosta, Hacienda Pinilla and Playa Flamingo: every ferrous fixing, railing and air-conditioning coil needs marine-grade selection. A specification only protects you if it is what gets installed, so our weekly site visits include checking stainless grades, coatings and fixings against the drawings before they are closed in — a substitution here is invisible at handover and expensive five years later. The severe dry season shapes the build too, from concrete curing to water storage on site. Pool villas and second homes dominate this market, many of them run as rentals, so we also hold the builder to a clear completion date, as we do for rental villas further north in Carrillo. Before construction, see project management in Santa Cruz or our luxury construction work here.

Permitting

Coastal lots need attention to the maritime terrestrial zone boundary, and larger or vegetated sites frequently trigger a SETENA filing. Water availability from the local ASADA is a genuine gating item in the Tamarindo and Flamingo corridors — confirm it before design.

Site conditions

Salt air is the governing specification driver. Every ferrous component, rail system and HVAC coil needs marine-grade selection. The dry season is severe, which changes both landscape strategy and water storage sizing.

The market

The most scalable coastal-luxury market in Costa Rica. Strong rental demand supports pool villas and second homes, with buyers arriving through Liberia.

Overview

Once design and permits are in hand, the risk moves from the drawings to the job site. Construction management puts us between you and the builder for the whole build. We bring qualified builders to bid on your permitted plans, compare and negotiate the offers, and write a contract with clear payment milestones and a schedule. Then we stay close: in contact with the contractor almost every day, on site every week, and reporting to you weekly with photos. Payments are released against verified progress, change orders are priced before work proceeds, and nothing is signed off until the punch list is closed. On the coast, where salt air governs the specification, that includes checking that the marine-grade materials specified are the ones actually installed.

Local practice

Built to Costa Rican standards, not imported ones.

Whatever the service, the underlying method is the same. Structure is reinforced concrete block and beam or light-gauge steel, sized against the seismic zone your lot sits in. Overhangs are deep enough to keep driving rain off the walls. Foundations are raised and drained. Timber is treated or naturally resistant, and detailed to stay out of ground contact.

These are not preferences. They are what has been shown to survive here, and they are why we do not simply execute a set of plans drawn for a different climate without redesigning the parts that would fail.

Local questions

Construction management in Santa Cruz

What do you check on site that a builder might skip on the coast?

Material substitutions, above all: galvanized fixings where stainless was specified, inland-grade hardware on terraces, and coatings applied without the specified surface preparation. We also check waterproofing and drainage before they are covered. Each of these is cheap to fix during construction and expensive afterwards.

What site conditions affect building in Santa Cruz?

Salt air is the governing specification driver. Every ferrous component, rail system and HVAC coil needs marine-grade selection. The dry season is severe, which changes both landscape strategy and water storage sizing.

Which neighbourhoods in Santa Cruz do you work in?

We build throughout Santa Cruz, with most of our work concentrated in Tamarindo, Playa Langosta, Senderos, Hacienda Pinilla, Playa Flamingo and Reserva Conchal. The most scalable coastal-luxury market in Costa Rica. Strong rental demand supports pool villas and second homes, with buyers arriving through Liberia.

How often will you be on site?

At least once a week, with contact with the builder by phone or message nearly every day. Critical moments — foundation pours, structural inspections, the roof — get additional visits. After each visit you receive a written report with photos.
