The drawings are the easy half. Getting them stamped, filed and approved is the half that decides your start date.

Overview

A permit set in Costa Rica passes through the CFIA's APC platform, the municipalidad of your cantón, and — depending on lot size, slope and proximity to the maritime zone — SETENA, the AyA or ICT. Each has its own queue and its own reasons to reject. We design the house and carry the file through all of them, so the approval calendar is a schedule item rather than an open question.

How it runs

Four stages, in this order.

  1. 01

    Lot due diligence

    Uso de suelo, setbacks, slope, the plano catastrado and any ZMT or ASADA constraint that could change what is buildable.

  2. 02

    Design development

    Schematic through construction documents, coordinated with the structural engineer from the first sketch rather than at the end.

  3. 03

    CFIA visado

    Filing through APC with the responsible professional assigned and fees calculated against the declared construction value.

  4. 04

    Municipal approval

    Cantón-level submission and follow-through. Escazú, Santa Ana and Santa Cruz each run different queues and we track each on its own timeline.

Local practice

Built to Costa Rican standards, not imported ones.

Whatever the service, the underlying method is the same. Structure is reinforced concrete block and beam or light-gauge steel, sized against the seismic zone your lot sits in. Overhangs are deep enough to keep driving rain off the walls. Foundations are raised and drained. Timber is treated or naturally resistant, and detailed to stay out of ground contact.

These are not preferences. They are what has been shown to survive here, and they are why we do not simply execute a set of plans drawn for a different climate without redesigning the parts that would fail.

How long do permits take in Costa Rica?

CFIA visado through APC is typically measured in weeks once the set is complete. The municipal layer varies widely by cantón, and a SETENA D1 filing adds a separate track. The honest answer is that the drawing set's completeness at submission is the biggest single variable you control.

Do I need SETENA approval for a single house?

It depends on lot area, slope, tree cover and location relative to protected zones or the maritime terrestrial zone. Many urban infill lots in Curridabat or Belén do not trigger it. Many coastal and hillside lots in Guanacaste and the Osa do.

Can I use foreign architectural drawings?

You can use them as a design basis, but the set that gets filed must be produced or adopted by a CFIA-registered professional and must satisfy the Código Sísmico. Imported plans almost always need structural redesign for our seismic zones.
