Efficient spans · Repeatable details · Honest m² costs
Low-Cost Home Design
Cheap and inexpensive are different things. One of them still has to pass a seismic inspection.
Overview
Building affordably in Costa Rica is a discipline of structure and repetition, not of buying worse materials. A rectangular plan with short spans, a simple roof geometry and a repeated bay dimension costs dramatically less than a complex footprint of the same area — because the rebar, formwork and labour all get simpler. We design to that logic openly, and we tell you the real cost per square metre for your cantón rather than a number that will move once the drawings are priced.
What's included
- Efficient rectangular plans with repeated structural bays
- Standard block-and-beam detailing that any competent crew can execute
- Simple roof geometry — the single largest avoidable cost in most budgets
- Phased design allowing a second storey or wing to be added later
- Transparent cost-per-m² modelling by cantón and material availability
- Full CFIA visado and municipal permitting at the same standard as any project
How it runs
Four stages, in this order.
- 01
Budget-first brief
We start from the number and design toward it, rather than designing first and value-engineering afterward.
- 02
Structural simplification
Spans, bays and roof planes reduced to the smallest set of repeated conditions the plan allows.
- 03
Priced drawing set
Documents complete enough that competitive bids come back within a narrow band instead of a wide guess.
- 04
Build
Same supervision standard and same code compliance as every other project we run.
Local practice
Built to Costa Rican standards, not imported ones.
Whatever the service, the underlying method is the same. Structure is reinforced concrete block and beam or light-gauge steel, sized against the seismic zone your lot sits in. Overhangs are deep enough to keep driving rain off the walls. Foundations are raised and drained. Timber is treated or naturally resistant, and detailed to stay out of ground contact.
These are not preferences. They are what has been shown to survive here, and they are why we do not simply execute a set of plans drawn for a different climate without redesigning the parts that would fail.

Questions
Low-Cost Home Design in Costa Rica
What does it cost per square metre to build in Costa Rica?
It varies by cantón, access and specification more than most buyers expect. Central Valley infill on a flat, serviced lot is the low end; a steep coastal lot in Guanacaste with a long material haul is materially higher for the identical house. We model your specific lot rather than quoting a national average that will not hold.
Does low cost mean lower quality construction?
No. The Código Sísmico is not optional at any budget and we do not build below it. Savings come from plan geometry, span efficiency and repetition — decisions made on paper before anyone buys a bag of cement.
Can I build in phases?
Yes, and it is often the smartest move. We design the foundation and structure for the eventual full house, then build and finish the first phase. Adding later is far cheaper than retrofitting a structure that was never designed to grow.
Next step
Tell us about the lot.
Send us the plano catastrado and a rough idea of what you want to build. We will come back with a feasibility read on what the site actually allows, what it is likely to cost, and how long permitting will take in your cantón.
