Costa Rica sits on an active plate boundary, receives extraordinary rainfall for half the year, and hosts insects that will find any untreated piece of wood in your house. Everything below follows from those three conditions.

Reinforced concrete block and beam

The dominant structural system in Costa Rica, and for good reason. A steel-reinforced cage is tied on site, filled with concrete and closed with concrete block, producing a monolithic frame that resists both seismic movement and the humidity and pest pressure that destroy lighter systems. Every column, beam and bond course is sized against the Código Sísmico de Costa Rica for the zone the lot sits in.

Light-gauge steel framing

An increasingly common alternative, particularly on hillside and coastal lots where reducing dead load matters. Galvanized light-gauge steel is light, ductile under seismic load and completely uninteresting to termites. Paired with a waterproof sheathing such as DensGlass, it builds faster than block and puts far less weight on a difficult foundation.

Treated timber and natural materials

Wood is native to how Costa Rica builds, but it demands rigorous treatment against termites and rot to survive here. On eco-conscious and rural projects — the Osa Peninsula especially — we work with sustainable natural systems including guadua bamboo, cob and compressed earth block, always paired with an engineered structural strategy rather than used decoratively.

Tropical climate adaptation

Costa Rican design does not solve for cold. It solves for keeping a house cool and dry. Deep roof overhangs push driving rain off the walls, raised foundations break the path of ground moisture, and cross-ventilation is designed into the section so the house is comfortable with the air conditioning off. Get these right and the mechanical systems become a supplement rather than a dependency.

Indoor-outdoor living

The reason people build here in the first place. Open-air layouts, large sliding glass systems and generous covered terraces let the house dissolve into its setting. The engineering behind that openness is unglamorous — long spans, hardware rated for salt air, and a roof that keeps a wide-open wall dry in a September downpour — but it is what makes the move possible.

Water is the material we design against.

Roughly half the year, this country receives rainfall that would overwhelm detailing drawn for a temperate climate. Overhang depth, foundation height and site drainage are all sized against the green season rather than the dry one.

What is the Código Sísmico de Costa Rica?

It is the national seismic design code. It sets the structural parameters a building must satisfy based on its seismic zone, soil type and use, and it governs column spacing, reinforcement ratios and how load is tied continuously from roof to foundation. Compliance is verified at inspection, not assumed.

Is block and beam better than light-gauge steel?

Neither is universally better. Block and beam is the default for its mass, durability and pest resistance. Light-gauge steel wins where dead load has to come down — steep sites, poor bearing soil — and where speed of envelope closure matters. We choose per site rather than per preference.

Why are roof overhangs so deep on Costa Rican houses?

Because rain here arrives sideways. A deep overhang keeps driving rain off the wall face, which protects finishes, prevents moisture migration into the envelope, and shades the wall from afternoon sun. It is the single highest-value passive move available in this climate.

How do you protect a house from termites?

Primarily through material choice and detailing rather than chemistry. Concrete and steel structure removes the food source entirely. Where timber is used, it is naturally resistant or treated species, detailed to stay out of ground contact and away from standing moisture.
