The hard part of a Costa Rican luxury home is not the finish level. It is the site.

Overview

The properties worth building on here are difficult ones: ridge lots with 30% slope and an ocean view, or Escazú hillsides where the retaining structure costs more than the house it holds up. Add salt air, a Zone IV seismic requirement and an infinity edge that has to stay level for thirty years, and the engineering becomes the project. We build at this level by treating the site and the structure as the primary design problem, and the finishes as the reward for solving it.

How it runs

Four stages, in this order.

    Site & view analysis

    Slope, geotechnical conditions, view corridors and access mapped before a single line of the house is drawn.

  2. 02

    Structure as architecture

    Retaining, foundation and frame engineered to make the dramatic move possible rather than to fight it.

  3. 03

    Finish coordination

    Long-lead imports scheduled against customs clearance so the schedule is never hostage to a container.

  4. 04

    Commissioning

    Systems tested, staff trained, and a lock-and-leave maintenance protocol for owners who are not resident year-round.

Local practice

Built to Costa Rican standards, not imported ones.

Whatever the service, the underlying method is the same. Structure is reinforced concrete block and beam or light-gauge steel, sized against the seismic zone your lot sits in. Overhangs are deep enough to keep driving rain off the walls. Foundations are raised and drained. Timber is treated or naturally resistant, and detailed to stay out of ground contact.

These are not preferences. They are what has been shown to survive here, and they are why we do not simply execute a set of plans drawn for a different climate without redesigning the parts that would fail.

Where are the strongest luxury markets in Costa Rica?

Escazú and Santa Ana lead the Central Valley for resale depth and year-round living. On the coast, Peninsula Papagayo sits at the top for prestige, with Tamarindo, Hacienda Pinilla, Playa Flamingo and the Reserva Conchal area offering the most scalable luxury inventory. Nosara and Santa Teresa are lifestyle and scarcity markets rather than volume ones.

How do you handle imported finishes and customs?

Long-lead items are identified at design stage and scheduled backward from installation, with a customs broker engaged early. The failure mode we design against is a finished house waiting on a container in Caldera.

What does salt air actually do to a coastal house?

It attacks fasteners, rail hardware, HVAC coils and anything ferrous that was specified for an inland condition. Marine-grade stainless, powder-coated aluminium and correct galvanic separation are not upgrades on a beach lot — they are the baseline.
