General

Can a foreigner build a house in Costa Rica?

Yes. Costa Rica places almost no restriction on foreign property ownership, and non-residents hold title on the same terms as citizens. The main exception is the maritime terrestrial zone — the strip inland from the high-tide line — which is concession land with its own rules. Most of our clients are non-resident owners.

How long does it take to build a custom home in Costa Rica?

Design and permitting typically run several months before ground is broken, with construction for a custom home commonly spanning roughly a year to eighteen months depending on size, slope and access. Coastal projects with long material hauls run longer than serviced Central Valley lots of the same size.

What is the Código Sísmico de Costa Rica?

The national seismic design code. It sets the structural parameters a building must satisfy based on seismic zone, soil type and use, governing column spacing, reinforcement ratios and how load is tied continuously from roof to foundation. Compliance is verified at inspection, not assumed.

What is CFIA and why does it matter?

The Colegio Federado de Ingenieros y de Arquitectos is the professional body that registers engineers and architects and stamps construction documents. A permit set must be produced or adopted by a CFIA-registered professional and filed through the APC platform. Without that stamp there is no legal permit.

Do I need to be in Costa Rica during construction?

No, and most of our clients are not. We run projects for remote owners with weekly photo and cost reporting, rendered decisions instead of on-site ones, and a bilingual point of contact physically on the job.

What is a plano catastrado?

The registered cadastral survey of a property, showing its legal boundaries and area. It is the first document we ask for, because it determines setbacks, buildable envelope and often whether a lot is viable for what you have in mind.

Why is concrete the standard building material here?

Costa Rica sits on an active seismic boundary and the building code is correspondingly strict. Reinforced concrete block and beam gives excellent resistance to tremors while also being immune to the termites and humidity that punish lighter systems. Light-gauge steel is the leading alternative where reducing dead load matters.

What is uso de suelo?

A municipal land-use certificate stating what a specific lot may be used for and under what conditions. It is issued by the cantón and it is the document that tells you whether your plan is legal on that site before you invest in design.

General Contracting & Project Management

Do I need a general contractor if I already have an architect?

In Costa Rica the architect's CFIA-stamped role covers design and, if contracted, inspección. It does not cover buying materials, managing trade sequencing or holding the schedule. Those are contracting functions and they are where most budget overruns originate.

How do you handle currency risk on a long build?

Contracts are written in one primary currency with material escalation clauses tied to published indices. Steel and cement are the two line items most exposed to movement, so we typically pre-purchase both at award.

What does CCSS compliance mean for me as the owner?

Under Costa Rican law an owner can carry liability for unregistered workers on their site. We verify every subcontractor's CCSS planilla and INS policy before mobilization and keep the records in your project file.

Architecture & Permitting

How long do permits take in Costa Rica?

CFIA visado through APC is typically measured in weeks once the set is complete. The municipal layer varies widely by cantón, and a SETENA D1 filing adds a separate track. The honest answer is that the drawing set's completeness at submission is the biggest single variable you control.

Do I need SETENA approval for a single house?

It depends on lot area, slope, tree cover and location relative to protected zones or the maritime terrestrial zone. Many urban infill lots in Curridabat or Belén do not trigger it. Many coastal and hillside lots in Guanacaste and the Osa do.

Can I use foreign architectural drawings?

You can use them as a design basis, but the set that gets filed must be produced or adopted by a CFIA-registered professional and must satisfy the Código Sísmico. Imported plans almost always need structural redesign for our seismic zones.

Sustainable & Net-Zero Design

Does net zero make financial sense in Costa Rica?

It depends heavily on your consumption profile. Because the national grid is largely renewable and tariffs are moderate, the carbon argument for PV is weaker here than in most markets while the resilience argument is stronger — particularly on coastal lots with unreliable service. Passive design almost always pays for itself; PV should be modelled against your actual expected load.

What sustainable materials are actually available locally?

Bamboo (guadua), sustainably harvested teak and melina, compressed earth block, and locally milled concrete products. Cob and earth construction have a real track record in the Osa Peninsula and around Mastatal. Availability and lead time vary sharply between the Central Valley and the coasts.

Can a concrete house be considered sustainable?

Concrete carries a real embodied-carbon cost, but in a Zone IV seismic environment with heavy termite pressure it often outperforms alternatives across the building's full life. We reduce the impact through mix design, minimizing structure through better engineering, and pairing the frame with low-impact envelope and finish materials.

Custom Woodworking & Millwork

Which hardwoods hold up best in coastal Costa Rica?

Teak is the benchmark for exterior and marine exposure because of its natural oil content. Cristóbal and cocobolo are exceptionally dense and stable. Guanacaste and cenízaro are beautiful for interior slab work but want more protection near the beach.

How do you protect millwork from termites?

Three layers: species selection with natural resistance, pressure or borate treatment on anything with sapwood, and detailing that keeps wood out of ground contact and out of standing moisture. Detailing matters more than chemistry.

Is the wood legally harvested?

Every species we buy comes with harvest and transport documentation. Costa Rica regulates timber harvest closely and the paper trail exists — it just requires buying from mills that maintain it rather than the cheapest available lot.

Low-Cost Home Design

What does it cost per square metre to build in Costa Rica?

It varies by cantón, access and specification more than most buyers expect. Central Valley infill on a flat, serviced lot is the low end; a steep coastal lot in Guanacaste with a long material haul is materially higher for the identical house. We model your specific lot rather than quoting a national average that will not hold.

Does low cost mean lower quality construction?

No. The Código Sísmico is not optional at any budget and we do not build below it. Savings come from plan geometry, span efficiency and repetition — decisions made on paper before anyone buys a bag of cement.

Can I build in phases?

Yes, and it is often the smartest move. We design the foundation and structure for the eventual full house, then build and finish the first phase. Adding later is far cheaper than retrofitting a structure that was never designed to grow.

Luxury Home Construction

Where are the strongest luxury markets in Costa Rica?

Escazú and Santa Ana lead the Central Valley for resale depth and year-round living. On the coast, Peninsula Papagayo sits at the top for prestige, with Tamarindo, Hacienda Pinilla, Playa Flamingo and the Reserva Conchal area offering the most scalable luxury inventory. Nosara and Santa Teresa are lifestyle and scarcity markets rather than volume ones.

How do you handle imported finishes and customs?

Long-lead items are identified at design stage and scheduled backward from installation, with a customs broker engaged early. The failure mode we design against is a finished house waiting on a container in Caldera.

What does salt air actually do to a coastal house?

It attacks fasteners, rail hardware, HVAC coils and anything ferrous that was specified for an inland condition. Marine-grade stainless, powder-coated aluminium and correct galvanic separation are not upgrades on a beach lot — they are the baseline.

Bathroom Remodeling

Why do bathrooms fail so quickly in Costa Rica?

Two reasons, almost always. Waterproofing membrane that was treated as optional or stopped short of full wall height, and extraction fans that vent into a ceiling cavity instead of through the envelope. Both are invisible at handover and both are expensive at year five.

How long does a bathroom remodel take?

A single full bathroom typically runs several weeks, with the schedule driven mainly by material lead times rather than labour. Imported fixtures and specified stone are the usual constraint, so we confirm availability before demolition starts.

Can I keep the existing plumbing layout?

Often yes, and keeping fixtures in place is one of the cheapest decisions available to you. But if the supply lines are undersized, corroded or the drainage slope is wrong, moving fixtures is not the expense — replacing what is behind them is.

Kitchen Remodeling

Are imported kitchen cabinets worth it in Costa Rica?

Rarely. Imported units carry duty, freight and long lead times, and most are built on particle substrates that fail in this humidity. Locally shop-built millwork in properly dried hardwood usually costs less delivered and performs considerably better.

What counter material works best here?

Locally sourced granite and quartzite are excellent and avoid import cost entirely. Poured and precast terrazzo has a long Costa Rican tradition and looks superb. Marble is beautiful but wants a disciplined sealing schedule in a humid kitchen.

Can the kitchen open directly to the terrace?

Yes, and it usually should. The specification consequence is that cabinetry, hardware and appliances near that opening have to be selected for exterior-adjacent conditions rather than interior ones.

Gates & Fences

Do perimeter walls need engineering in Costa Rica?

Yes. Any wall of meaningful height is a structure carrying seismic load, and unreinforced masonry perimeter walls are one of the most common failure types after a tremor. Footings, vertical reinforcement and control joints are not optional details.

What gate automation holds up on the coast?

Motors and hardware rated for marine environments, with sealed housings and stainless or properly coated fixings. Standard inland hardware near the beach typically fails within a couple of seasons.

Can the gate be designed to match the house?

That is the point of building it custom. We draw the gate, wall and entry sequence in the same material language as the architecture rather than treating the perimeter as a separate purchase.

3D Design & Rendering

How accurate are the renders to the finished house?

We model from the surveyed topography and the specified materials, so geometry and sightlines are accurate. Light and vegetation are interpreted, but the view from the terrace and the way the sun hits the west wall in April are both real outputs.

Can I get renders before committing to the full build?

Yes. Visualization is available as a standalone service, and many clients use it to evaluate a lot before purchase — particularly to test whether the view they are paying for actually survives the setback and height rules.

Do renders help with permitting?

They help with HOA and gated-community design review, and with presenting a project to neighbours or investors. The municipal permit itself is granted on the technical drawing set, not the visualization.
