Check the water before you fall for the view

The Nicoya Peninsula is where pre-purchase due diligence matters most. Lots around Nosara, Playa Guiones, Santa Teresa and Mal País are scarce and priced accordingly, yet a beautiful parcel can still be unbuildable: no confirmed water from the ASADA, tree cover that makes a SETENA study unavoidable, or a setback from Nosara's biological reserve that shrinks the footprint. We check those items on the ground before your due-diligence period closes, along with access in the green season and the realistic cost of power and water storage. For owners who are rarely here, we also vet local builders, review existing contracts and can act under a limited power of attorney. When the lot passes, project management in Nosara and Santa Teresa takes it from there.

Permitting

The environmental file is the long pole. Lots inside protected or vegetated zones trigger a SETENA viability study, Nosara's biological-reserve setbacks are enforced, and confirmed water from the local ASADA is a genuine gating item before design begins. Municipal processing is slower and more remote than the Central Valley, so the permitting calendar needs padding.

Site conditions

Environmentally sensitive terrain where tree-cover retention, root zones and drainage shape the plan more than the view does. Grid service is weak and drops out in the green season, water is scarce, and access roads are rough — which pushes most projects toward lighter structure, rainwater capture and solar with real storage rather than grid dependence.

The market

Wellness and surf luxury driven by scarcity and lifestyle rather than density. The appeal is high but the buyer pool is boutique, and infrastructure, access and environmental constraints carry a real risk premium that has to be priced honestly into any feasibility read.

Overview

Not every project needs full management, but every remote owner needs someone local they can trust. Our owner's representative service is focused help on the decisions that carry the most risk: evaluating a lot before you buy it, estimating what your plans will really cost, vetting an architect or builder before you sign, or stepping into a project that has gone off track. For clients abroad we can also act under a limited power of attorney, so signatures, permits and payments do not have to wait for your next flight. When you want ongoing oversight rather than focused help, full project management covers the whole build.

Local practice

Built to Costa Rican standards, not imported ones.

Whatever the service, the underlying method is the same. Structure is reinforced concrete block and beam or light-gauge steel, sized against the seismic zone your lot sits in. Overhangs are deep enough to keep driving rain off the walls. Foundations are raised and drained. Timber is treated or naturally resistant, and detailed to stay out of ground contact.

These are not preferences. They are what has been shown to survive here, and they are why we do not simply execute a set of plans drawn for a different climate without redesigning the parts that would fail.

Local questions

Owner's representative in Nicoya & Cóbano

What makes a Nosara or Santa Teresa lot unbuildable?

The usual culprits are water, environment and access: no availability letter from the ASADA, tree cover or protected-zone rules that trigger a SETENA study and limit the footprint, reserve setbacks, or an access road that is impassable in the green season. Any one of them can change what the lot is worth, so we check them before the purchase closes.

What site conditions affect building in Nicoya & Cóbano?

Environmentally sensitive terrain where tree-cover retention, root zones and drainage shape the plan more than the view does. Grid service is weak and drops out in the green season, water is scarce, and access roads are rough — which pushes most projects toward lighter structure, rainwater capture and solar with real storage rather than grid dependence.

Which neighbourhoods in Nicoya & Cóbano do you work in?

We build throughout Nicoya & Cóbano, with most of our work concentrated in Nosara, Playa Guiones, Santa Teresa and Mal País. Wellness and surf luxury driven by scarcity and lifestyle rather than density. The appeal is high but the buyer pool is boutique, and infrastructure, access and environmental constraints carry a real risk premium that has to be priced honestly into any feasibility read.

What should be checked on a lot before I buy it?

At a minimum: the estudio registral for ownership and liens, the plano catastrado against what is on the ground, the uso de suelo, legal access, slope and drainage, and whether water and power can actually be connected. A lot that fails any of these can be expensive or impossible to build on, and almost all of it can be checked within the due-diligence period of the opción de compra-venta. In Nosara and Santa Teresa, water availability alone can decide whether a lot is buildable; our guide to buying property as a US citizen covers the legal side.
