Overview
Most projects in Costa Rica do not fail on design. They fail in the eighteen months between the first pour and the final inspection, usually because nobody was standing on site when a maestro de obras made a decision on the client's behalf. We contract the whole build under one accountable party, bid every trade competitively, and report against the original budget every week — in your currency and ours.

- Trade-by-trade competitive bidding with a published bid tabulation
- Single fixed-scope contract in USD or CRC, with a documented change-order process
- Full-time site superintendent, not a rotating visit schedule

How it runs
Four stages, in this order.

Pre-construction
Constructability review of the drawing set, quantity take-off, and a bid package the trades can price identically.
- 02
Award & mobilize
Bids tabulated side by side. Contracts, CCSS registration and site logistics settled before the first truck arrives.
- 03
Execution
Daily supervision, weekly cost and schedule reporting, and a documented RFI trail so verbal changes never enter the record.
- 04
Entrega
Municipal final inspection, as-built set, warranty documentation and a maintenance schedule written for the tropics.

Built to Costa Rican standards, not imported ones.
Whatever the service, the underlying method is the same. Structure is reinforced concrete block and beam or light-gauge steel, sized against the seismic zone your lot sits in. Overhangs are deep enough to keep driving rain off the walls. Foundations are raised and drained. Timber is treated or naturally resistant, and detailed to stay out of ground contact.
These are not preferences. They are what has been shown to survive here, and they are why we do not simply execute a set of plans drawn for a different climate without redesigning the parts that would fail.

General Contracting & Project Management in Costa Rica
Do I need a general contractor if I already have an architect?
In Costa Rica the architect's CFIA-stamped role covers design and, if contracted, inspección. It does not cover buying materials, managing trade sequencing or holding the schedule. Those are contracting functions and they are where most budget overruns originate.
How do you handle currency risk on a long build?
Contracts are written in one primary currency with material escalation clauses tied to published indices. Steel and cement are the two line items most exposed to movement, so we typically pre-purchase both at award.
What does CCSS compliance mean for me as the owner?
Under Costa Rican law an owner can carry liability for unregistered workers on their site. We verify every subcontractor's CCSS planilla and INS policy before mobilization and keep the records in your project file.
