Sustainable & Net-Zero Design
In this climate, net zero starts with a roof overhang, not a solar panel.
Overview
Costa Rica already runs its grid on close to all renewable generation, which changes the math on what "sustainable" should mean here. The highest-leverage moves are architectural: orient against the afternoon sun, overhang the walls deep enough to keep rain off them, and design cross-ventilation good enough that the air conditioning stays off most of the year. Once the envelope is doing its job, a solar array has a much smaller load to cover — and a much shorter payback.
What's included
- Solar orientation and prevailing-wind study specific to your lot
- Deep overhangs, brise-soleil and stack ventilation designed into the section
- Photovoltaic sizing with ICE or CNFL grid interconnection filing
- Rainwater harvesting and greywater reuse where the cantón permits it
- Low-carbon material selection: local hardwoods, bamboo, compressed earth block
- Septic, biodigester or ASADA connection strategy
How it runs
Four stages, in this order.
- 01
Site climate study
Sun path, prevailing breeze, rainfall exposure and tree canopy mapped on the actual lot before massing begins.
- 02
Passive-first massing
Overhangs, orientation, ceiling height and openings tuned so the house is comfortable with the systems off.
- 03
Systems layer
PV array, storage if the lot is remote, water capture and wastewater sized against the reduced load.
- 04
Verification
Interconnection filing, commissioning and a first-year performance check against the model.
Local practice
Built to Costa Rican standards, not imported ones.
Whatever the service, the underlying method is the same. Structure is reinforced concrete block and beam or light-gauge steel, sized against the seismic zone your lot sits in. Overhangs are deep enough to keep driving rain off the walls. Foundations are raised and drained. Timber is treated or naturally resistant, and detailed to stay out of ground contact.
These are not preferences. They are what has been shown to survive here, and they are why we do not simply execute a set of plans drawn for a different climate without redesigning the parts that would fail.

Questions
Sustainable & Net-Zero Design in Costa Rica
Does net zero make financial sense in Costa Rica?
It depends heavily on your consumption profile. Because the national grid is largely renewable and tariffs are moderate, the carbon argument for PV is weaker here than in most markets while the resilience argument is stronger — particularly on coastal lots with unreliable service. Passive design almost always pays for itself; PV should be modelled against your actual expected load.
What sustainable materials are actually available locally?
Bamboo (guadua), sustainably harvested teak and melina, compressed earth block, and locally milled concrete products. Cob and earth construction have a real track record in the Osa Peninsula and around Mastatal. Availability and lead time vary sharply between the Central Valley and the coasts.
Can a concrete house be considered sustainable?
Concrete carries a real embodied-carbon cost, but in a Zone IV seismic environment with heavy termite pressure it often outperforms alternatives across the building's full life. We reduce the impact through mix design, minimizing structure through better engineering, and pairing the frame with low-impact envelope and finish materials.

Send us the plano catastrado and a rough idea of what you want to build. We will come back with a feasibility read on what the site actually allows, what it is likely to cost, and how long permitting will take in your cantón.
