The gate is the first thing a guest sees and the first thing an intruder assesses. It should perform on both counts.

Overview

Perimeter work in Costa Rica has to solve for security, corrosion and a real seismic loading condition at once. A long masonry wall is a structure — it needs footings, reinforcement and control joints, or it will crack in the first serious tremor. An automated gate on a coastal lot needs marine-grade hardware and a motor specified for salt air. We engineer the perimeter rather than assembling it, and we design it to look like part of the house.

How it runs

Four stages, in this order.

  1. 01

    Perimeter survey

    Boundary confirmation against the plano catastrado, slope, access geometry and municipal setback rules.

  2. 02

    Design & engineering

    Gate and wall designed as one language, with footings and reinforcement sized for seismic loading.

  3. 03

    Fabrication

    Steel and millwork fabricated in the shop, coated for the property's corrosion exposure.

  4. 04

    Install & integrate

    Automation, power, backup and access control installed, tested and handed over with controls.

Local practice

Built to Costa Rican standards, not imported ones.

Whatever the service, the underlying method is the same. Structure is reinforced concrete block and beam or light-gauge steel, sized against the seismic zone your lot sits in. Overhangs are deep enough to keep driving rain off the walls. Foundations are raised and drained. Timber is treated or naturally resistant, and detailed to stay out of ground contact.

These are not preferences. They are what has been shown to survive here, and they are why we do not simply execute a set of plans drawn for a different climate without redesigning the parts that would fail.

Do perimeter walls need engineering in Costa Rica?

Yes. Any wall of meaningful height is a structure carrying seismic load, and unreinforced masonry perimeter walls are one of the most common failure types after a tremor. Footings, vertical reinforcement and control joints are not optional details.

What gate automation holds up on the coast?

Motors and hardware rated for marine environments, with sealed housings and stainless or properly coated fixings. Standard inland hardware near the beach typically fails within a couple of seasons.

Can the gate be designed to match the house?

That is the point of building it custom. We draw the gate, wall and entry sequence in the same material language as the architecture rather than treating the perimeter as a separate purchase.
