Permitting
Municipal processing in Carrillo is generally straightforward for standard residential work. Proximity to Liberia airport makes material logistics easier than most of the coast, which shows up in the schedule.

Construction management in Carrillo
Carrillo is the coast's volume market: villas and rental-friendly homes around Playas del Coco, Playa Hermosa and Ocotal, many of them owned by investors who judge a project by its opening date as much as its finish. Being close to Liberia airport makes material logistics easier than on most of the coast, and municipal processing for standard residential work is generally straightforward, so the schedule risk sits mainly with the builder. That is where we focus: bids priced on the same permitted set, a contract with milestones tied to a realistic completion date, weekly site visits and a firm line on change orders. Specifications still have to respect salt exposure, even if it is milder than on the Santa Cruz beaches. For the full design-to-handover version, see project management; for the area itself, our Carrillo guide.
Building in Carrillo
Municipal processing in Carrillo is generally straightforward for standard residential work. Proximity to Liberia airport makes material logistics easier than most of the coast, which shows up in the schedule.
Salt exposure remains the primary specification driver, though slightly less aggressive than the exposed Santa Cruz beaches. Terrain is gentler, and access roads are better than the Nicoya Peninsula.
The best coastal volume market, with a broader buyer pool than the trophy enclaves. Attainable luxury and rental-friendly homes outperform generic condominium product here.
Overview
Once design and permits are in hand, the risk moves from the drawings to the job site. Construction management puts us between you and the builder for the whole build. We bring qualified builders to bid on your permitted plans, compare and negotiate the offers, and write a contract with clear payment milestones and a schedule. Then we stay close: in contact with the contractor almost every day, on site every week, and reporting to you weekly with photos. Payments are released against verified progress, change orders are priced before work proceeds, and nothing is signed off until the punch list is closed. On the coast, where salt air governs the specification, that includes checking that the marine-grade materials specified are the ones actually installed.
Local practice
Whatever the service, the underlying method is the same. Structure is reinforced concrete block and beam or light-gauge steel, sized against the seismic zone your lot sits in. Overhangs are deep enough to keep driving rain off the walls. Foundations are raised and drained. Timber is treated or naturally resistant, and detailed to stay out of ground contact.
These are not preferences. They are what has been shown to survive here, and they are why we do not simply execute a set of plans drawn for a different climate without redesigning the parts that would fail.

We write the completion date into the builder's contract, tie payments to the milestones leading up to it, and track progress against it every week. If the schedule starts to slip you hear about it early, with the options and their cost, rather than at the end. No one can promise a date the permits or the weather make impossible, so we build that realism into the contract from the start.

At least once a week, with contact with the builder by phone or message nearly every day. Critical moments — foundation pours, structural inspections, the roof — get additional visits. After each visit you receive a written report with photos.
