Construction management in Garabito

Building where the rain sets the calendar

Garabito is the closest coastline to San José, so homes around Herradura, Los Sueños and the Jacó hills are often weekend houses or rentals for owners who live in the Central Valley or abroad. The governing conditions are humidity and heavy green-season rain. Ocean-view lots are steep, earthwork and foundations go far better in the drier months, and drainage and mould-resistant detailing matter more here than on the drier Guanacaste coast. On site we check exactly those things — slope drainage, waterproofing, ventilation — before they are covered up, because they are the details that fail first. The shorter drive from San José also shortens every inspection cycle. More on the area in our Garabito guide; for checking a lot before you buy, see owner's representative services in Garabito.

Permitting

Maritime zone rules apply along the coastline, and hillside lots above Jacó and Herradura need slope documentation. Municipal processing is reasonable, and San José access shortens every inspection cycle.

Site conditions

High humidity year-round with heavy green-season rainfall. Drainage design and mould-resistant detailing matter more here than on the drier Guanacaste coast. Ocean-view lots are steep.

The market

The closest coastline to San José, which supports both rental and weekend-home demand. Architecture and privacy have to distinguish a project from mass vacation inventory.

Overview

Once design and permits are in hand, the risk moves from the drawings to the job site. Construction management puts us between you and the builder for the whole build. We bring qualified builders to bid on your permitted plans, compare and negotiate the offers, and write a contract with clear payment milestones and a schedule. Then we stay close: in contact with the contractor almost every day, on site every week, and reporting to you weekly with photos. Payments are released against verified progress, change orders are priced before work proceeds, and nothing is signed off until the punch list is closed. On the coast, where salt air governs the specification, that includes checking that the marine-grade materials specified are the ones actually installed.

Local practice

Built to Costa Rican standards, not imported ones.

Whatever the service, the underlying method is the same. Structure is reinforced concrete block and beam or light-gauge steel, sized against the seismic zone your lot sits in. Overhangs are deep enough to keep driving rain off the walls. Foundations are raised and drained. Timber is treated or naturally resistant, and detailed to stay out of ground contact.

These are not preferences. They are what has been shown to survive here, and they are why we do not simply execute a set of plans drawn for a different climate without redesigning the parts that would fail.

Local questions

Construction management in Garabito

Can you build through the green season in Jacó?

Yes, but not every task belongs in it. We schedule earthwork, foundations and roofing toward the drier months wherever possible and plan interior and finish work for the heaviest rain. A contract that ignores the season tends to produce delays and claims; one that plans around it usually does not.

What site conditions affect building in Garabito?

High humidity year-round with heavy green-season rainfall. Drainage design and mould-resistant detailing matter more here than on the drier Guanacaste coast. Ocean-view lots are steep.

Which neighbourhoods in Garabito do you work in?

We build throughout Garabito, with most of our work concentrated in Herradura, Los Sueños and Jacó hills. The closest coastline to San José, which supports both rental and weekend-home demand. Architecture and privacy have to distinguish a project from mass vacation inventory.

How often will you be on site?

At least once a week, with contact with the builder by phone or message nearly every day. Critical moments — foundation pours, structural inspections, the roof — get additional visits. After each visit you receive a written report with photos.
