Permitting
Maritime zone rules apply along the coastline, and hillside lots above Jacó and Herradura need slope documentation. Municipal processing is reasonable, and San José access shortens every inspection cycle.

In this climate, net zero starts with a roof overhang, not a solar panel.
Building in Garabito
Maritime zone rules apply along the coastline, and hillside lots above Jacó and Herradura need slope documentation. Municipal processing is reasonable, and San José access shortens every inspection cycle.
High humidity year-round with heavy green-season rainfall. Drainage design and mould-resistant detailing matter more here than on the drier Guanacaste coast. Ocean-view lots are steep.
The closest coastline to San José, which supports both rental and weekend-home demand. Architecture and privacy have to distinguish a project from mass vacation inventory.
Overview
Costa Rica already runs its grid on close to all renewable generation, which changes the math on what "sustainable" should mean here. The highest-leverage moves are architectural: orient against the afternoon sun, overhang the walls deep enough to keep rain off them, and design cross-ventilation good enough that the air conditioning stays off most of the year. Once the envelope is doing its job, a solar array has a much smaller load to cover — and a much shorter payback.
Local practice
Whatever the service, the underlying method is the same. Structure is reinforced concrete block and beam or light-gauge steel, sized against the seismic zone your lot sits in. Overhangs are deep enough to keep driving rain off the walls. Foundations are raised and drained. Timber is treated or naturally resistant, and detailed to stay out of ground contact.
These are not preferences. They are what has been shown to survive here, and they are why we do not simply execute a set of plans drawn for a different climate without redesigning the parts that would fail.

We build throughout Garabito, with most of our work concentrated in Herradura, Los Sueños and Jacó hills. The closest coastline to San José, which supports both rental and weekend-home demand. Architecture and privacy have to distinguish a project from mass vacation inventory.
It depends heavily on your consumption profile. Because the national grid is largely renewable and tariffs are moderate, the carbon argument for PV is weaker here than in most markets while the resilience argument is stronger — particularly on coastal lots with unreliable service. Passive design almost always pays for itself; PV should be modelled against your actual expected load.
