Design management in Escazú

Designing around Escazú's permit rules

Escazú runs one of the stricter municipal reviews in the country, and it shows up in the design. Setbacks and height limits are enforced closely, a geotechnical report is routinely a precondition on hillside lots, and on many sites the retaining walls and drainage have to be designed as seriously as the house. We bring the structural engineer and the soil study in at the anteproyecto stage rather than afterwards, so the architect is not redrawing the plan once the reviewer or the engineer weighs in. Next door, Santa Ana is more predictable on timeline but adds a condominium review on most lots. Owners who prefer one firm to design and build can have the same ground covered under a single contract through architecture and permitting in Escazú; once the plans are approved, project management in Escazú carries them through construction.

Permitting

Escazú runs its own municipal review and is among the stricter cantones in the country on slope studies. Hillside lots above San Antonio routinely require a geotechnical report before the permiso de construcción is issued, and the municipality enforces its setback and height rules closely.

Site conditions

Steep volcanic terrain with variable bearing capacity. Retaining structure is a major cost line on most lots, and stormwater management matters more here than almost anywhere in the Central Valley — water arriving from uphill neighbours is a real design input.

The market

The deepest luxury resale market in Costa Rica, with buyers who compare finish quality directly against Santa Ana. Land basis is high enough that acquisition discipline decides project viability.

Overview

Before a single block is laid, the decisions that fix most of what your house will cost and how long it will take have already been made: which lot conditions matter, which architect you hire, what you ask them to draw, and how cleanly the permit file moves through the CFIA and the municipalidad. Design management puts an owner-side advocate in charge of that phase. We set the scope and budget with you, check the lot before design starts, run competitive bids for the architect, review the design at every milestone and carry the approvals — so construction starts from a complete, permitted plan rather than a hopeful one. On hillside lots like those in Escazú, that includes the soil and slope work.

Local practice

Built to Costa Rican standards, not imported ones.

Whatever the service, the underlying method is the same. Structure is reinforced concrete block and beam or light-gauge steel, sized against the seismic zone your lot sits in. Overhangs are deep enough to keep driving rain off the walls. Foundations are raised and drained. Timber is treated or naturally resistant, and detailed to stay out of ground contact.

These are not preferences. They are what has been shown to survive here, and they are why we do not simply execute a set of plans drawn for a different climate without redesigning the parts that would fail.

Local questions

Design management in Escazú

When should the geotechnical study happen on an Escazú lot?

Before the design is far along — ideally right after the brief is set. On a hillside lot the soil and slope results shape the foundation, the retaining and sometimes the footprint itself. Commissioning them late is one of the most common reasons an Escazú design has to be redrawn.

What site conditions affect building in Escazú?

Steep volcanic terrain with variable bearing capacity. Retaining structure is a major cost line on most lots, and stormwater management matters more here than almost anywhere in the Central Valley — water arriving from uphill neighbours is a real design input.

Which neighbourhoods in Escazú do you work in?

We build throughout Escazú, with most of our work concentrated in San Rafael, Guachipelín, Jaboncillos and San Antonio hills. The deepest luxury resale market in Costa Rica, with buyers who compare finish quality directly against Santa Ana. Land basis is high enough that acquisition discipline decides project viability.

Why hire a design manager if I already have an architect?

Your architect designs the house; a design manager protects the brief and the budget around that design. We check that each milestone stays within scope and cost, coordinate the engineers, surveyors and utilities, and make sure the drawing set is complete enough for builders to price accurately — the step that is easiest to rush and most expensive to get wrong.
