The HOA design guidelines constrained roof pitch, height and street-facing materials. The family wanted a house that stayed comfortable through the March heat without running air conditioning during the day.
What we did
An internal courtyard drives stack ventilation, with the roof mass and deep overhangs shading the west elevation. Custom guanacaste millwork throughout, shop-built and kiln-dried to the Central Valley moisture band.
Outcome
Passed design review on first submission. The owners report running mechanical cooling only in the bedrooms, and only overnight.
