A teardown on a tight urban lot, rebuilt to a budget that only worked because the plan geometry was disciplined from day one.

What we did
A rectangular plan on a single repeated structural bay, with one simple roof plane. Repetition drove down formwork and rebar labour, and the foundation was designed for a future second storey.
Outcome
Delivered inside the original budget. The phase-two structure is designed and permitted for when the family needs it.
